When your property has been rented or your ad needs to be ended do not delete the ad.
If your membership provides non-expiring (perpetual) ads or if you have purchased a single perpetual ad then do this:
Log on to the site
From your MEMBER OPTIONS menu, choose MODIFY AN AD
From the list that appears, select the MODIFY button beside the correct property,
...........The property page appears..........
in the Current Availability Status field, choose NOT CURRENTLY AVAILABLE
then
............click the CAL button beside the DATE BECOMING AVAILABLE field
.......a calendar appears...........
.............choose the date the property will become available
In addition, if your ad was featured, be sure to UNCHECK "featured" in the listing...that way your ad will not show up in currently available OR featured homes and will only be findable through future availability search.

The benefit of this is that when a renter is searching for an availability far into the future then that renter will be able to see what is becoming available in his needed time frame even though the property is currently leased or unavailable and does not appear from within the current website. In addition, when the property needs to be "re-listed" at the end of the lease, the owner will simply log on again and change the availability status to "available now" or "pending" and the ad will re-appear on the site without having to re-enter either verbage or photos. ( a simple "one click" operation)
